When your AC cools down air, condensate forms on the coils. That attracts dust, dirt, and even mold. Dirty coils will break your AC. But how do you save it? </p>
<p>Cleaning your condenser coils every two to three years will help maintain its peak efficiency. Step one is you want to disconnect the power to the outside unit. Step two, we remove the top and get any debris out from in the bottom of the actual condenser system itself, be it mud, leaves, things like that. Step three, we remove any large particles by doing basically a pre-wash. Step four is we do a chemical solution that actually gets inside of the coils and forces the dirt out. Step five is we do a last, final rinse of the system, making sure to remove all of the chemical cleaners that are inside of it. And the last thing we do is put everything back the way it was. </p>
<p>On top of a professional cleaning, there are a few things you can do to keep your coils from killing your AC. </p>
<p>As a homeowner, you want to make sure there&#8217;s no trees, brushes around there that will aggravate the situation. And if there&#8217;s anything you can do to keep the dust to a minimum around the system, that will definitely help it. </p>

<p>What causes carbon monoxide to leak from a furnace? </p>
<p>Cracks in the heat exchanger. Age. Various different things. Just rust building up in the heat exchangers. Poor ventilation. There&#8217;s a lot of factors that go into it. </p>
<p>How do you check for carbon monoxide in your inspection? </p>
<p>First off, we do a visual inspection of the actual heat exchangers themselves. Specifically, we do a visual carbon monoxide reading inside the home. The most common place for gas leaks, natural gas leaks, and adducts come from these mechanical flare fittings that attach the household gas to the furnace. When there is a leak, the entire flexible gas connector from this fitting here, on to the attaching fitting there has to be replaced. Depending on the age of the furnace, we can either replace the heat exchanger itself, if it&#8217;s available. Otherwise the system would have to be replaced. </p>
<p>When the inspection&#8217;s done, how do we know if there&#8217;s carbon monoxide still in the house? </p>
<p>After installing any furnace or servicing any furnace, we either recommend the installation of carbon monoxide detectors in every bedroom house. Or after any installation by us, we will include at least two carbon monoxide for the home to ensure that there&#8217;s no carbon monoxide inside the house. </p>

<p><noscript id="wistia_d10efa988e_noscript_transcript">[MUSIC PLAYING] Texas heat puts your air conditioning unit through its paces, year after year. The stress strains your AC unit until one day, it dies. What if regular checkups could save your AC and keep you cool? </p>
<p>It should be inspected every year. It should be checked twice a year, once for the AC, once for the heat. Three or five areas of things that we check for mainly, is the refrigerant charge, amps on all the motors, static pressure is important. We use a magnehelic gauge to check for static pressure, the cleanliness of the unit. Relative humidity is critical down here in Houston. We want to have the relative humidity at least at 54%. </p>
<p>You can check your AC throughout the year with just a few simple steps. Check for cleanliness. Make sure your drain pan&#8217;s not overflowing. Take your temperatures in your vents. If it&#8217;s been running for a while and it&#8217;s below 80 degrees, they should have 18 to 20 degree temperature difference. And if they don&#8217;t, you call us up and we can come out and check it, and tell them whether it&#8217;s duct work, duct leakage, dirty coil, undercharge, overcharge, whatever the problem is. </p>
<p>We&#8217;re going to fix it. We&#8217;re going to see why it broke, and what part we can put on to keep it from happening again. And then also make recommendations of things that can make the unit last longer, or things that can make the unit more energy efficient. </p>

<p><noscript id="wistia_3673d50d7e_noscript_transcript">In the winter we all enjoy a warm home, but we take for granted how hard our furnaces work to keep the cold out. What if your furnace quits? Did it leave any notice? </p>
<p>A lot of folks notice that their heating system is not performing the way that they&#8217;ve experienced in the past. Or it&#8217;s a lack of comfort. And that&#8217;s a telling sign for a homeowner that it needs to be serviced. </p>
<p>We mostly generally start at the thermostat. You want to make sure all the connections are tight, batteries are correct, and as well as there&#8217;s no corrosion on the battery connections. </p>
<p>Then check the duct system to make sure there&#8217;s no leakage. And then we take and look at the obvious signs such as cleanliness of the evaporator coil, the blower wheel, the burner tray, the heat exchanger. And once those are determined, then we look at flue pumps, make sure they&#8217;re drafting properly. And then check for flame roll outs, safety controls. </p>
<p>We use the state-of-the-art amp meters, digital volt meters. And we check capacitors. We check the blower motor and throttles. We check low voltage circuitry on the gas valve, make sure it&#8217;s burning properly. </p>
<p>We take and use this manometer to check the static pressure. That basically gives us a reading on the supply and the return. If there&#8217;s any excess amount of pressure on the system because each and every one of those systems was designed to run half inch of static pressure. If it&#8217;s larger than that, the unit is running very inefficiently. </p>
<p>Our goal is to get the efficiency to where the manufacturer specs are. Basically what he&#8217;s doing is checking the return air. Make sure there&#8217;s no air that&#8217;s being leaked into the attic so that the air conditioning fee that we&#8217;re paying for is not escaping into the attic or collecting any dirt or debris from the attic into the air system. </p>
<p>If there&#8217;s a serious problem with the furnace, we want the homeowner not to operate the furnace until it&#8217;s corrected. If it is a minor problem then we&#8217;ll schedule them fairly quickly, in the next day or so, and solve the problem. </p>
<p>If you&#8217;re serviced on a routine basis, twice a year, you can get 15, 20, 25 years out of a furnace. </p>

</p><p>When your HVAC system breaks down, you have a choice: <a href="http://www.absolutecomfortair.com/services/" target="_self">repair</a> or <a href="http://www.absolutecomfortair.com/products/" target="_self">replace</a>. Knowing when to do which is a financial balancing act between pouring money into what you have, or investing in a new, and probably more efficient, system.</p>
<p>While new systems mean higher profits for the installer, <a href="http://www.absolutecomfortair.com/services/" target="_self">our stand at Absolute Comfort is to protect your HVAC investment</a>. Only when repair makes no sense do we recommend replacement.</p>
<p>Here are some tips to consider regardless of who you call to look at your HVAC system:</p>
<ul>
<li>No absolute right or wrong answer exists. Repairs on a unit may be the least expensive immediate option, but may cost the customer more in the long run.</li>
<li>Installing a new, energy efficient system can pay for itself over time. However, at times simple repairs can sufficiently prolong the life of an air conditioner so an immediate replacement of the unit is not the most sensible option.</li>
<li>Environmental laws can determine the course of action a technician must take when faced with malfunctioning equipment.</li>
<li>If the evaporator coil has numerous leaks or is severely corroded, it&#8217;s time to replace the unit.</li>
</ul>
<h2>Efficiency Ratings</h2>
<p>In general, the more efficient the unit, the larger initial cost. However, the more efficient, more expensive unit will actually save you money over time as it requires less fuel to cool your home.</p>
<p>If you are concerned about efficiency, watch for the Energy Star Label. Cooling efficiency for air conditioners is indicated by a SEER (Seasonal Energy Efficiency Rating). The SEER rating tells you how efficiently a unit uses electricity: the higher the number, the greater the efficiency.</p>
<p>The typical SEER rating of units manufactured prior to 1992 is about 6.0. In 1992, the government established a minimum cooling efficiency standard for units installed in new homes at 10.0 SEER. High efficiency units have a rating of at least 12.0 SEER.</p>
<h2>Comfort Features</h2>
<p>Some HVAC systems come with additional features that provide greater comfort. Two-speed units can run on low-speed (using about 50 percent of the energy) 80 percent of the time. Consequently, they use fewer on/off cycles and produce fewer drafts and small temperature swings.</p>
<h2>Correct size</h2>
<p>To achieve comfortable cooling and dehumidification, the system must be correctly sized. The size of central air conditioning is measured in tons. (1 ton = 12,000 BTU/hr).</p>
<p>Typically, you need one ton of cooling for each 500 square feet of living space:</p>
<ul>
<li>800 &#8211; 1,000 square feet = 2-ton unit</li>
<li>1,000 &#8211; 1,200 square feet = 2 1/2-ton unit</li>
<li>1,200 &#8211; 1,500 square feet = 3-ton unit</li>
<li>1,500 &#8211; 1,800 square feet = 3 1/2-ton unit</li>
<li>1,800 to 2,000 square feet = 4-ton unit</li>
<li>2,000 &#8211; 2,500 square feet = 5-ton unit</li>
</ul>
<h2>Proper installation</h2>
<p>Nothing affects your comfort more than how well your HVAC system is engineered and installed. Installation is the single most important factor. Sizing, balance, returns, and a host of other variables are taken into account when a new system is installed. No two houses are the same, nor are their climate control demands. That&#8217;s why choosing an experienced installation contractor is critical.</p>

</p><p>If it doesn&#8217;t flow, your heating and air conditioning system won&#8217;t go. Or, it won&#8217;t go well. Providing proper air flow, heating and cooling to each room is the goal of a Heating, Ventilation and Air Conditioning (HVAC) system.</p>
<p>That&#8217;s why we set <a href="http://www.absolutecomfortair.com/services/" target="_self">key criteria at Absolute Comfort</a> to describe a quality system, and key design and installation considerations that should be met to achieve this goal.</p>
<h2>Your HVAC system is in the flow if:</h2>
<ul>
<li>It is correctly sized to provide correct air flow, and meet room-by-room calculated heating and cooling loads.</li>
<li>It is installed so the static air pressure drop across the handler is within manufacturer and design specifications to have the capacity to meet the calculated loads.</li>
<li>It has sealed supply ductwork that will provide correct air flow.</li>
<li>It is installed with a return system sized to provide correct return air flow.</li>
<li>It has sealed return ductwork that will provide adequate air flow to the fan, and avoid air entering the HVAC system from polluted zones (e.g., fumes from autos and stored chemicals, and attic particulates).</li>
<li>It has balanced air flows between supply and return systems to maintain neutral pressure in the home.</li>
<li>It minimizes duct air temperature gain or loss between the air handler and room registers, and between return registers and the air handler.</li>
<li>It is correctly charged with refrigerant.</li>
<li>It has proper burner operation and draft.</li>
</ul>
<h2>Absolute Comfort&#8217;s design and installation standards:</h2>
<ul>
<li>Determine room-by-room loads and air-flows using ACCA Manual J calculation procedures (or substantially equivalent).</li>
<li>Layout duct system on floor plan, accounting for the direction of joists, roof hips, fire-walls, and other potential obstructions.</li>
<li>Determine register locations and types, duct lengths, and connections required to produce layout given construction constraints.</li>
<li>Size duct system according to ACCA Manual D calculation procedures (or substantially equivalent).</li>
<li>Size HVAC equipment to sensible load using ACCA Manual S procedures (or substantially equivalent).</li>
<li>Install equipment and ducts according to design specifications, using installation requirements and procedures from the Uniform Mechanical Code, the Air Diffusion Council, SMACNA, California Residential Energy Efficiency Standards, and manufacturers&#8217; specifications (Title 24); Using these procedures and those in Appendix A, the duct system should be substantially air tight.</li>
<li>Charge the system appropriately, and verify charge with the evaporator superheat method or sub-cooling method (or substantially equivalent).</li>
<li>Check for specified furnace burner operation and fire-box drafting.</li>
<li>Test the system to ensure that it performs correctly by determining (1) that the system is properly sized, (2) it does not leak substantially, and has either (3a) adequate air handler fan flow, and plenum static pressures, or (3b) adequate room and return air flows, and specified plenum static pressures.</li>
